Most people realize there is a problem after the fact of seeing a stain on the ceiling or dripping water on the floor.

Once this has happened, you have suffered more than roof damage;

1. insulation wet and only sometimes re-useable
2.stained ceilings requiring re-painting (prime first with alcohol based primer to kill the mold stain)
3.furnishings are ruined

To spot a bad roof, look for the following;

SLOPED ROOFS
1. missing shingles
2. strange patterns on the roof
3. discoloration
4. lifted shingles
5. holes
6. cracks (sometimes requires a ladder to inspect}
7. mold, moss or vine growth
8. paint missing, flaking under soffits
9. paint discolored
10. exterior trim coming loose
11. birds flying in our out
12. animal traffic on the roof (especially near a chimney or vent pipe)
13. poor stagings by TV & cable persons
14, pre-existing repairs or patches
l5. and yes, water stains

FLAT ROOFS

1. blocked drains
2. poor drainage if no drains
3. holes
4. vegetation growth
5. missing components

GENERAL RULE

Most roofing sets a pattern.., IF IT DOESN'T LOOK RIGHT IT PROBABLY ISN'T
